• Cancellation: We request at least 24 hours notice for cancellations or rescheduling. Late cancellations or no-shows may be subject to a cancellation fee.
• Site access: Please ensure we have access to the property, and to the work area within it, at the scheduled time. Where a building requires an alteration agreement, insurance certificates, approved working hours or elevator booking, those need to be in place before work starts.

4. Pricing and Payment

• Estimates: Estimates are free and based on the information available and the conditions visible at the time of the visit. Concealed conditions found once work is opened up may change the scope and the price, and any such change will be presented to you in writing before the work proceeds.
• Payment: Payment terms, including any deposit and progress payments, are set out in the written agreement for the work.
• Methods: We accept cash, credit cards, and other payment methods as specified at the time of service.

5. Property Condition and Liability

• Pre-existing conditions: We are not responsible for pre-existing damage, defects or conditions, including those that only become visible once work is opened up, such as concealed rot, prior unpermitted work, deteriorated structure or existing cracking and staining.
• Access and safety: Please ensure the work area is accessible and safe. We are not responsible for injuries caused by unsafe conditions outside our control or by other parties on site.
• Disclosure: Please tell us about any known issues with the property before work begins, including leaks, electrical problems, structural concerns, asbestos or lead paint, and any open violations against the address.
• Permits and filings: Where a permit or filing is required, we will identify it and, where we are engaged to do so, handle it. Work that the owner directs us to carry out without required approvals is at the owner's risk.

6. Satisfaction Guarantee

If you are not satisfied with our work, contact us and we will come and look at it. Any warranty on workmanship or materials is as set out in your written agreement for the work. Manufacturer warranties on materials are provided by the manufacturer and passed through to you.
